Medical Rehabilitation & Long Stay Facility with Hotel and Residence

The location of Banya (Karlovo) has a historical background as a rehabilitation spot. Tzar Boris III had been treated in the late 1920’s and built a residence in 1929, followed by a first medical healing structure. The Developer bought 27.000 sqm of land in the outskirts of Banya. On the land exists a 3- story main building (rough construction, never used), a huge medical treatment area, a covered 25m pool and preparations for smaller pools aside. The building structure is considered healthy and currently all verticals which are not of carrying structure are cleaned out. All public connections like water and electricity are existing. A concession for mineral hot water has been granted. Given from client’s brief, a conversion of the existing buildings info a contemporary functional medical and rehabilitation facility, with new additions which include: a lobby space with an attractive sense of arrival, cross-integrated public areas, and a smooth connection to the newly planned 5 hotel pavilions with 24 large scale rooms each. The restaurants and cafeteria are served from existing reconstructed underground spaces, which allow a spacious and functional back-of-the house and optimized staff movement. Another newly designed cluster of 18 detached cottage and a 400 sq m fitness and wellness centre, are programmed to add quality and functionality to the Bareco Medical and Rehabilitation Centre.
