Five Holiday settlements at the Black Sea coast, Byala, Karaderearea, 2007-2008

The project is a result of a collaboration between Prospectum Studio, Sofia, selected as a local architect, and Foster and Partners, London, who was assigned to be the principal architect for the Black Sea Gardens. The project reached the Masterplan and the concept design stage of five sea-side settlements at the Black Sea coast line. The total plot area used is 2.2 mil sq.m.,while the construction TFA of the settlements is 1.1 mil sq.m. Five ecologically designed, energy wise settlements keep individual features, reflected in the names of the places: Meadows, Sky Village, Forest Village, Sea Village, and Wilderness settlements. The principal road communication links the five settlements with the Varna Burgas highway in the area of the coast town of Byala. A series of car free hill towns in an unspoilt setting of oak forests, meadows and river gorges, the development was supposed to create a year-round community for up to 15,400 residents. The residential clusters are tightly packed and integrated into the contours of the landscape, preserving the majority of the site as virgin terrain. Anchored by a 220-berth marina and with a lakeside spa, activity centre, sports park, restaurants and shops, Black Sea Gardens should have become a key leisure destination. The project worked as a laboratory for contemporary methodologies and large-scale development programmes of sea coast local tourism projects. Traditional and historic vernacular attitudes towards use of ecological materials and technologies have been used in the design process. The environmental impact is programmed to be zero carbon emissions.
