A mixed development with apartments, offices and shops in Varna, N Vaptsarov Blvd

The K55 development is located in Varna, on the edge of the modernist Chayka residential area from the 1970s. Its name comes from the building’s height above the terrain in meters. The permitted building space has a stepped shape, starting lower near N. Vaptsarov Street and reaching its highest point on the opposite side of the plot. The building follows this form through a composition of three interlocking blocks, each aligned with the plot’s trapezoidal boundaries. It is composed as a hybrid form of three apartment blocks, which are: placed on, inserted into, or intersected with, each other. Blocks 1, 2, and 3 intersect or stack to create a complex structure with two large openings toward the city, each five floors high—one serving as an “urban portal” at courtyard level and the other as an “urban window” at +17.50 metres. Both provide green spaces for residents to meet and relax. Blocks 1 and 3 rest on the ground, while Block 2 is suspended above them as a five-story beam structure. The building parts bridging the space voids are hanged on one-meter-thick reinforced concrete beams, playing the role of suspended foundations, in which all vertical pipes are retransferred to allow the large openings. This complex building space structure is served by only four communication verticals, which penetrate the blocks’ volumes at the places of their intersections. The building connects to the street with a covered two-floor gallery housing shops and offices. Green spaces include a small grove in the inner courtyard and trees on double height  balconies, along the western facades of Blocks 1 and 3. Two underground levels accommodate parking, storage, and technical spaces.
