The K GASSE project is a building reconstruction of the 6-storey apartment building on Kirhstetterngasse 50, Vienna, with conversion of its uninhabited roof space, into six comfortable high-end penthouse apartments on two floors.
The location of the building in the busy but not overloaded area in central Vienna, gives the inhabitants the opportunity to enjoy both the centrality of the historic core of the city and the convenience of a quiet residential environment.
The conversion principle is based on the possibility, given by the Vienna Municipality to rise the traditional slope roofs in the area from 30 to 45 degrees, thus allowing instalment of an additional (attic) floor above the level of the existing construction floor at level + 15.63 m. The ingenious combination of the levels and play with the roof/ceiling heights led to the possibility to compose 6 high class residential units combining one-level apartments with two-floor marionettes, ranging from 60 sq m to 150 sq m of total floor area, without compromising the comfort and the cosiness of the interiors.
As to provide the necessary level of comfort to the inhabitants, the project envisages a lift instalment in the “eye” of the existing building staircase, fully new roof construction with modern insulation system and cladding with Zinc, or Aluminum roof sheets, as well as new bicycle parking stands and new garbage space in the building inner courtyard at street level. Partial reconstruction works to strengthen the building structure, are also planned on the sub terrain floor of the edifice. PV roof installation provides conditions for the requested level of energy efficiency.
