Multi functional Development District, at Chayka residential district, Varna, 2011

The complex is located in Varna at the territory of a residential district, Chayka made of modernist apartment blocks built in 1970s. The site of the PIANO project is boarded by a 200 m. long 7 floor apartment slab-like building, which blocks the view of the terrain to the Black Sea horizon. Since the urban plan allows for a high rise development, the building complex is configured as a 20 floor tall residential structure with a sea view from its upper 10 floors. Building configuration follows the solarisation distance model distancing it from the existing residential constructions. The prices of the apartments rises with the height of the floor levels, and the seaview availability, while there are restrictions of the TFA permitted to be built at the site. Hence the configuration of the building composition was formed by the commercial force: maximal use of space permitted by the solarisation model for the upper part of the building, shaping as a pyramid, and more porous structure at the lower part of the building, dedicated to public servicing spaces, and shaped as a vertical support (“the big foot”) and a large scale portal to the inner court of the terrain. Besides the public servicing sectors the lower part of the building contains shopping, sports and spa centre with a swinning pool, few restaurants and a kindergarten. This way the building works as a typical “hybrid form” however giving the sense of something that stands on its legs.
The total floor area of the development is 38000 sq.m above and below ground.
