The 10 HA plot is enclosed between the shore line with perfect sand beach and the principal road approaching the town centre. The territory, a typical “brown field” at present, was once part of the industrial and warehouse area. Next to the plot from its East-North side starts the historic centre of the town. The district planning follows the most important principles of the general concept and the contextual circumstances. These principles are regulated by the concept of platform above the ground because of: a) high underground waters resisting the option to make subterrain parking, and 2) high level of the municipal alley at the coast line, which cuts the sea view from the lower level of the ground floor. Thus, a concrete platform on columns grid 8.0/8.0 m, is risen at the ground level of + 3.70, slightly above the alley level as well. This platform plays the role of an artificial territory on which the buildings are risen. The brief for the masterplan project is requesting an extension of the town fabric in the form of a residential district with extended elements of services. The public service area is developed as a strip like zone along the road, whereas the housing structure is proposed to be formed as structure open ended with terraced “fingers” pointing towards the sea horizon.

The total built area of the whole urban extension is planned to be over 180 000 sq.m. with approximately 600 apartments constituting up to 75% of the whole TFA.
