Three apartment blocks on top of a shopping centre, Sofia, Bulgaria Blv., 2006-2008
An investment project of Greek companies for retail shopping Jumbo and Sprider, who decided to invest the excess of their Bulgarian profits in residential space. Three-storey shopping spaces “big box” style is used in the project as a platform for three high class apartment buildings at its top: 2 of them are 7 floors high, and one is 4 floors above the roof level of the big box. The two high building form a facade screen to the Bulgaria Blvd above the shopping spaces of Jumbo and Sprider shops, while the third formats the facade of a local back street. The top of the platform at the level of +10.00 above sidewalks, is designed as a roof garden accessible from the three apartment blocks. The apartments that are at the level of the roof garden are having their terraces extended to small private gardens, which increases their comfort. The buildings comprise the total amount of 150 apartments, which range from 55 to 140 sq.m. per unit. A system of space layers is used in the apartment design to ensure design flexibility in the condition of a significant depth of the building. This allows a variety of space depth uses: living room depth equals to bedroom + balcony, or bedroom + veranda depth. This permits systematic variability in façade solutions, combining balcony, to enclosed verandas and to living space curtain glass wall. Two of the three sub terrain floors of the complex are collecting around 230 cars serving the apartments and the shopping facilities. The housing blocks are clad in three different facade materials: ceramics, timber and lime stone. The plot is 4800 sq.m., while the total floor area of the whole complex, including: apartments area, shopping area, and the subterranean floors for the parking lots is 36000 sq.m.
